Shade sails are used to create shade over outdoor living areas, pools and the like. They can be tensioned between posts and or existing roof structures. The sail materials are generally water permeable and are required to be removed in the event of a cyclone approaching the region.
A Building Permit is required to install shade sails. Applications may be submitted by the property owner or the party contracted to construct the shade sail.

Is a building permit required for a shade sail?
A Building Permit approval is required for all shade sails.
What plans and specifications do I need to submit with my application for a Building Permit?
The following plans and details are required:
- A fully dimensioned site plan is to be submitted, showing the location of the shade sail, in relation to the property boundaries and existing buildings/structures on the property, along with the dimensions of the sail and a notation as to the post heights. This plan is to be drawn to a minimum scale of 1:200
- Engineering detail for the proposed shade sail posts, including any roof connections if applicable.
Who submits the application?
Either the property owner or the party contracted to construct the shade sail must submit the application.
How far from the boundary of a property can I locate a shade sail?
There are no prescribed setbacks under the current planning legislation, however you need to take into consideration the dimensions of the footings (they must be wholly within your property boundary), the impact the proposed structure on adjoining property owners and setback from other buildings/structures, such as swimming pools.
Can I install a shade sail as an owner builder?
Yes. A registered builder is not required for the installation of shade sails.
